Property managers love coatings because they sound like a weekend. Sometimes they are the right spend. Sometimes they trap moisture on a deck that needed to come off. We walk the roof before we sell either.
Coating can make sense
The membrane is generally intact, drains work, and you need reflectivity and a few more years. Warranties still want prep: repairs, priming, weather windows.
Island UV is hard. Use a system that has a coastal track record, not a mainland leftover.
- Ponding. If water sits, coating over the pond is paint on a problem.
- Rusted deck. You cannot coat structural failure.
- Penetrations. HVAC curbs and old satellite mounts leak. Detail them.
When we recommend a reroof
Repeated leaks, saturated insulation, or a covering that has already been coated twice. Money in a third coat is money you will not have for the tear-off.
