Put it in the first number
GET, shipping, permit fees, and retainage rules belong on page one of the budget. A surprise tax is not a tax surprise. It is a reading failure.

- Lien waivers. Collected as you pay, not hunted in December.
- Change orders. Written. Priced. Signed. Verbal extras are how friendships end.
Closeout is a trade
As-builts, extra tile, warranties, and training on the HVAC. We put a person on it.
JD Pacific Hawaii will not beg for the last inspection because a warranty booklet is in somebody's truck. That booklet is on the look-ahead.
Paying on time is a construction method.
Owners who have been burned by sloppy closeout tend to become our clients. If you want a Maui job that ends on paper as well as in the building, start the contract that way.
