A lanai is a roof that people live on. If the slope is wrong or the door pan is a rumor, the unit below pays for it. Winter rain makes honest waterproofing. Paint does not.
Find the water
Flood test. Do not guess. Door thresholds, scuppers, and planter boxes are the usual villains.
A pretty tile job on a dead membrane is a time bomb. We open what we have to open.
- Slope. Water has to leave. Pedestals and thin-set cannot invent drainage.
- Doors. Pan flashing, not silicone as a lifestyle.
- Railings. Posts through the deck are holes. Detail them.
Occupied buildings
We phase so a stack of units is not all open at once. Residents get dates, not a shrug.
