We still see owners schedule construction to the certificate of occupancy and then remember the gondolas. Fixtures, lighting that was in the brand book but not the permit set, and exterior signs each have a clock. On Maui that clock includes the ocean.
Separate the calendars
Construction calendar: walls, MEP, inspections. FF&E calendar: millwork shop drawings, fabric, barge, installers.
If both calendars meet for the first time in November, one of them loses.
- Shop drawings. Approve them while the walls are still framed.
- Union or not. Know who is allowed to set fixtures in your center.
- Power. Islands in the sales floor need floor boxes you already poured.
Stay-open remodels
Phase merchandise. A dark half of the store that looks intentional sells better than a dusty whole store.
