The usual victims
Exterior paint systems, anodized vs painted aluminum, light fixtures, door hardware, and AC cabinets.
A three-coat system with the right primer costs more at buyout and less at year three.
- Submittals. Read them. 'Or equal' is a test, not a loophole.
- Samples. Look at them in this sun, not in a warehouse.
- Maintenance. Tell the owner what has to be washed. Salt is a film.
