Property managers have money that expires and jobs that do not fit in three weeks. The skill is splitting the list: work we can still build, and packages we can still bid so January is not a panic.
Still doable in December
Envelope repairs, interior finishes in empty suites, life-safety device work with a willing inspector, and design packages that must land this month to be in Q1 review.
Do not start a grease interceptor in the week of the office party.
- Empty suites. Best dusty work of the year.
- Roofs. Weather windows, not wishful coatings in a squall.
- Contracts. Get 2027 work under agreement while the board is still meeting.
Bid now, build later
We will walk a portfolio and mark each item build / bid / wait. That walk is the January plan.
JD Pacific Hawaii does this with Maui managers every December. It is more useful than a glossy capital forecast nobody can staff.
Unspent budget is not the same thing as a finished building.
